I am going to closing to sell my house next week and the buyers closing lawyer informed me their is a partial HUD mortgage on my home in the amount of $35,000 which is way more than I owed when I did my loan modification.

It was bought at a public auction where nearly 200 properties were auctioned off one by one with an announcement that the first six will be sold absolute, meaning the successful buyer with the highest bid will be accepted.

It's in small town so there won't be huge appreciation we are planning to have tour next week.

It has only been a week since they left, but the guest has not answered any texts. 

I recently considered switching to KeyCheck but decided to stick with RR for two important reasons: 1) RR allows for weekly rent collection, which is recommended by my real estate attorney, and 2) RR has lower credit card processing fees for tenants.

The contract says no one else besides them can be there for over a week so it is my choice,  what options should I consider for this, a rent increase per child, security deposit increased. 

The ones I manage total to 20 bedrooms.These rooms rent for between $125 to $225 per week depending on room size and amenities in the room (beyond basic amenities may include: Desk, Tv, private entry, tenant controlled AC, additional storage).This month after padsplit takes their 14.25% cut of the revenue I am recieving, from the units I own, $15,230 from 3 homes.
