The place I have is over 30 years old and a mansion ("mansion" in Japan means an apartment, not "mansion" like a huge house). 

And you are looking at an interest rate around 7% instead of over 10%.

I agree, with turning the property over you have to make it ready, account for vacancy and go through the courts for an eviction, all of which will cost you.

If the value of a $700k house goes to 1.2M over the next 10-12 years, you just turned $50k into $500k (not counting loan paydown and cash flow that would come over time).
