So I guess the moral of the story is if you really want to try to sell it to your tenant it's possible but you've got yourself an uphill battle.

I'm sure that there are laws that prevent you from doing this, however even if there aren't it's not morally right to do so.

Moral of the story is that you still need to oversee from afar, even if the manager is doing the day to day tasks.
