Just do your numbers and control the deal to make money.  

Making money was a bonus because I live here.How did you find this deal and how did you negotiate it?

The owner lived in Utah and was making too much money as an orthodontist to worry about his run down property.

A few other methods cost some money but is usually just throwing away small amounts at a time. 

I personally spend about 50K a year in masterminds and always get my money back just through network of individuals you get access to.

Although we do have our own money in every project we do, we rely heavily on our network of Private Lender's.

Seems like access to all the APIs/data costs a significant amount of money and that it’s cheaper to use prop stream.

At this point, I would recommend having a line of credit to cover these things so you don't have money sitting in the bank doing nothing when it could be put to work.I have 33 units, no debt except for mortgages, and excellent income.
