Actually I'm not sure if they can move out in September, maybe the builder delays and could be in October.

It's was all about maximizing every dollar spent and minimizing every expense we could to have as many dollars left over for profit for us. 

Gone are the days of throwing up an average property receiving great returns with minimal effort.

More and more people were speaking up about projects exceeding deadlines, ignored withdrawal requests or delays blamed on COVID, family problems, city slowness, ...Instead of taking responsibility, Sief decided to play the victim card and blame everything on Brian, who most of us never met.

I've had tenants for many years/decades and I do everything I can to not raise rents or minimize raising rents as many of my tenants have become like family. 

Unfortunately this was held way too long due to a number of factors, including COVID, city planning and permit delays, delays in construction and materials, and additional delays by city.

There appear to be a lot of assumptions that could affect your timing, so you may have some delayed gratification depending on how long each step takes.

Doing the project ourselves has deem more cost effective, therefore minimizing our rehab cost.

We will need to move out and do extensive repairs which will then end up being rented (a delayed brrrr in a way).
