I think the primary decision everyone has to make now is whether it makes more sense to keep taking a chance competing for bookings over the next few months, or convert to medium term (1-3 month) and long term (1 year) stays.

While we can do as much as we can, there ultimately will be some onus on the interested party to do their due diligence to ensure the property they are interested in is a good fit and this should be a reminder point.I whole heartedly agree, encourage and believe it is a must to speak to the interested party virtually via WhatsApp, FaceTime, Zoom, Hangouts or some other medium of your choice as part of your application screening process.

In the area you are describing you have to understand the deviding lines; you can't cross those.Also, from my own experience: BRRRR generally works better on medium priced homes, because you have a larger spread.

I had a medium size fund payoff one of my loans last week they took over my position and i think they took some equity.for us.. no experience new in the business will not get a look.I fear this is going to cost those people money becasue you will have the trolls  HEY we will fund just send me 3k up front you know the company..

They tell you what the ‘primary use’ is, for example “Low Density Residential,” and they tell you what all of the acceptable secondary uses, “Medium Density Residential,” “Light Industrial,” and so on.
