Out of the tens of thousands of people who have claimed REPS and had a full time W2, only like 3 of them have successfully defended their status at the tax court.

Why spend thousands of dollars in points to get the rate down to 6.1%, if the normal interest rate is 6.1% in a year and you can buy it down to 5% or 4%, etc.Nobody knows how low rates will go, but with the fed signaling that they will likely begin rate cuts in Sept, it's certainly a good sign. 

I am all ears if anyone can lend some suggestions; however, after wasting thousands of dollars on DEV costs, I want to share my journey to help others.

One has lasted almost 30 years with thousands of people walking on it annually and the second has been beautiful for 20 years with slightly less traffic.

P.S. if this was only a couple thousand dollar audit I would just pay CRA and then they'd refund me once they've finished re-assessment. 

But, for the flips my wife and I have done, every single property she has ever sold has gone into bidding wars and sold for 10's of thousands more than the generic flips in the area.

Every time a tenant has an issue, the PM calls an electrician, plumber or handyman to fix it, it's going to cost a few hundred bucks minimum, sometimes thousands.
