There were a few incidences, one being his refusal to fix leaks in the sink, when they were locked out of the front door (outward-facing knob was not working) he was still non-responsive.

I am not a criminal lawyer neither do I play one on TV..but I have been around department of real estate investigations and such.. one incident like this does not make it go ballistic.. its wrong no doubt its every thing you said.if there was a pattern and a big loss some where then yesone time just got caught no one was harmed at least form this one event.. then I think reality is some reprimand and if they did it again then yes boom your hammered.I have seen agents get away with much worse and not lose their licenses.

I shouldnt have to deal with this crazy woman following me around, lying and saying im doing things I am not, then when I ask for proof ( pics or video), she then has hearings for the "incidents" that have no proof, says the fines are in abeyance, saying if the incident happens again they can automatically fine me without proof.. then starts randomly fining with no proof of an incident.I moved to this community for a reason, and i am not going to be pushed out by some old lady that everyone is afraid to stand up to.I have video proof of her screaming and threatening me.

The question is: If you have a major incident and you have to rebuild from the ground up, are you prepared to come up with the difference, even if it is several hundred thousand dollars?

Adam, you cannot be lenient, it does not matter if you have 21 or 2100 units, you have to have firm rules and a system that is consistent, send a strong message and is willing to move forward with the next steps if need be, in the same respect if the tenants have been in the units for a long time and now have started slipping you have to ask yourself, if something happened to them and if this is an isolated incident or has this become or always has been a chronic issue.
