Hi folks -I'm new to BP and real estate (but very familiar with finance and comfortable with early-stage risk in general - I come from the tech venture world).I'm considering making a small hybrid equity investment / loan to a developer building homes.

There are a lot of real estate meetups/groups that you can find happening in NYC and surrounding areas with a quick google search - I actually host a small one every month as well you're welcome to attend to network with folks. 

A few folks have talked about leveraging a HELOC in the future, but if you don't have other assets to back up that play and things go south it could force you to sell your primary home - that gets real dark real quick.

If you poke around you will see many of the same folks hitting the same posts in waves. 

a lot of folks in California pick out a property they don't see in person, trust people they don't know to manage it, and then it goes south. 

The forums can be a great place to meet folks in similar boats to you, I'd also recommend checking to see if there's any in-person meet ups for your area as that can be a wonderful way to connect with others local to your region.

The OG Podcast was the "one-stop shop" and focused on what folks were coming for - actionable and relatable real estate advice and stories.There is such a thing as too much of a good thing and the current BP environment is evidence of that.
