This is going to end badly and the sooner you end it the less damage you will have to your property.Also as I imagine you now realize your realtor only cares about making the deal and not the well being of your property.

If your roof is near the end of it's useful life, you might be able to spend a few hundred on repairs and get a few years out of it, but you'll need to budget for a new roof sooner than later, so work that in to your budget and see if the numbers still work.

A few points:-it is in a no rent control part of LA-rents are locked in a recent lease for one unit and can be raised in the other unit-it would require a pretty substantial increase in the down payment to break even on the monthly, which I am able but unwilling to doFor those who have pointed out that I should have run the numbers sooner, they are correct.

Typically it breaks in hottest or coldest day of the year and that’s when you will pay a premium price to get it replace or fixed.Personally I would not want to install a refurbished HVAC system, I think you’re better off w new installation and not have to worry about it for a long time.Typically when I purchase a unit and I know HVAC system is over 15 yo I know that sooner rather than later I will have to replace it and I plan for it..

My situation, I'm a 32 year old single father of an 8 year old girl, I have a full time job making around 61k/year I have been renting a townhouse from my mother for nearly a decade, never really thinking I would have to move in fact, I assumed(like an ***) that I would just end up owning it sooner or later, I never prepared for having to move or prepared a downpayment or anything of that sort, in other words, I've been very stupid over the years.

If you had $10 in your bank account, I wouldn't recommend a turnover, but if you had $100K in your bank account, I'd increase rent sooner than later.Think about it: you're going to eventually want to charge FMR, so procrastinating only hurts you if you have the means to do it sooner than later.
