It's exploding around here.

Rents are exploding. 

And in this exploding foreclosure market, if you have the know how and the money, there is a lot of money to be made.

On top of that, you are looking at an exploding supply here, and young renters who are okay sharing a house/ househacking.

Secondly you may have to wait 10-20 years before it explodes and in the mean time you have to deal with that demographic tenant until the area does turn around.

This strategy is especially great considering that tourism is exploding in Colombia and we're probably only at the beginning of this trend. 

Space Coast is exploding right now.

You need to really exam areas within a zip code as you can't generalize about an entire zip code anywhere in Atlanta, especially inside 285. 30318 really has crime, but it's exploding now because of the new park and nearby Beltline so it depends on your tolerance level.
