The inspector recommended I get a licensed HVAC engineer to check it.Other things are ---Open mortar joists/loose spalled brick at the chimney, loose shingles on dormer---Several windows painted shut sash cords missing, non-operable, rear deadbolt "keyed only" should have thumb turn for emergency egressloose/ flaking paint, possible lead-based paint---Cracked concrete at entry porch,--missing guard rail at rear steps,--several downspouts missing splash blocks/draining too close to the house---Grading is flat to sloping toward foundation additional top soil/grade modification may be needed---Suggested GFCI protected outlets at all wet locations as a safety improvement---Discoloration on floor joists in the basement, have evaluated for cleaning, possible treatment---Garage needs to be repaired completely.

I have currently invested around 20k in renovations, partially due to the insurance company requiring I re-shingle the home.

Our roof guy just told us the roof looks good, but it is composite over 2 layers of shingles.

Is it anything other than "Standard Roofing Shingles" EPDM etc...(???)

I didn't lose a shingle to IDA and never made a claim with Lighthouse.  

Here’s what I got: -3 water heaters need replacement (1 is immediate due to leaking)-small leak in basement but there’s a floor drain (waterproofing quoted $8500)-missing roof shingles (roof itself ~12 yr old)-12 windows on main floor do not open and need replacement as well as 2 in basement need to be changed to egress-some tuckpointing recommended due to minor efflorescence (quoted $400-650)-considering installing electric baseboard heaters to separate heat (whole building currently on one boiler)-various minor electric fixes (GFCI outlet changeouts, couple outlets with bad grounding, etc)Please let me know what you think!

Its wood frame, roof is shake/shingle and its public sewer and water.

The 15K would be for new windows and fix the garage doors the roof is old but there are only a few missing shingles.

I know nothing about shingles or vinyl siding.
