I've been running most of my side gigs anywhere from 2 years to 6 months (dog trainer, Beachbody coach, condition reporter for a property management company, manager for my mom's airbnb). 

Then they coach them to succeed by helping them become the expert on a particular neighborhood or something.Next, I'd highly recommend focusing on investors as your clientele for the reasons mentioned above plus it's more lucrative.A lot of real estate agents complain about wholesaling "being illegal."

In most places they provide free "coaching" as long as you go into a meeting with the city prepared with specific questions and proof that you have at least tried to research and educate yourself on the situation.

Not unless you are looking to hold or know of special circumstances such as new teacher, coach etc... coming to the area or people in general that are looking for places to rent.
