The rent from 4 houses covered the mortgage for 5 over the last 18 months I’ve been dealing with an appealed eviction and the court collecting and holding the rent.Everything I bought rented for 1% to 0.65% of the initial purchase price (more now).

I know some parents collect rent, but put it in a special account for when their kid moves out and the kid can use that as a down payment for a home. 

I am extremely handy with a vast collection of tools so can perform improvements myself.

They then informed me that I could either move forward with the management services, with a nominal discount of $110 for the error, or revert to the Lease Only Option and have the lease transferred to me without any security deposit, as none was collected by the property manager.This mistake has left me in a difficult position.

There are model programs with all the major MHP builders to bring out models to your park, then you can sell the unit, and collect your lot rent.

Collections is a big part of land lording, get use to it.

I have no need for the rent collection or tenant screening as this is a function my property manager does for me. 

But if you want access to the benefits that people like me have contributed to, and collectively spent decades and god knows how many millions of dollars building, why would you think you should get access to those items for free? 

For rent collection, sending an invoice on the 20th greatly helps with getting paid on the 1st.
