If you were renting to an only a couple as a long term tenant and they beat each other up (domestic violence) your liability is minimal.  

A broker shall not be responsible for supervising, nor shall the licensee be responsible for operating, within the scope of the brokerage or within the requirements of this chapter, activities that would be considered property management, including leasing, maintenance, and repair, so long as the real estate being managed is "individually owned" or "entity-owned" as defined below:(1) "individually owned" real estate is real property in which the licensee holds an ownership interest; and(2) "entity-owned" real estate is real property owned by a corporation, limited liability company, partnership, or trust, within which entity the licensee holds an ownership interest as an owner, trustee, partner, or officer, or in another beneficiary capacity.

Paint can only hold so much together for so long.  

My focus is on providing either turnkey-style space for those interested in temporary, infrequent use or long-term leasing for business folks who require conference room space (or perhaps event space).  

I cannot believe I missed them for so long! 

I think holding is a great long term plan.

Invest in as long as it takes you to write a check, do a wire transfer, or even an online bill pay4.

This is my first section 8, but been doing other long terms for awhile but starting to see a real opportunity in voucher housing with the back log of qualified people waiting for housing. 

Find out what financial problem you are trying to solve in the short term until your able to get to more "long term" problems that real estate helps with
