Hey Nathan,Thank you for the welcome, I always wanted to check out Wyoming  it's a beautiful state. 

San Clemente is a beautiful area, as are all those coastal areas.

We want to be unique enough that  visitors will pick our property on how beautiful or cool it is rather than it's the least expensive.

The beauty of leveraging a buy and hold investment is that your tenants end up buying you 75-80% of a property.

However, I would say nearly 50% of the deals I've ever worked were somehow connected to probate scenario.The beauty of probate is that the houses often have other problems - and you know most of the sellers are motivated sellers - they didn't choose the house.

The beauty of it is that it's on a road that has access and water rights to Lake Mendota. 

I pretty much just dived in head first becuase I was at a job I hated, and still am not in the fan club of, living week to week on my earned income while working 2 full time jobs, I have a beautiful fiance and 5 year old daughter with her that I want to provide a better life for.
