So when you combine lack of inventory, 1/3 of the houses not selling and the Fed talking about raising rates, it leaves me scratching my head how the Fed is going to raise rates without crashing housing.

If it arrived on wheels, it's manufactured, has (or had) a  vehicle title, and is financed under special programs for manufactured homes - because of its default risk.If it arrived on a flatbed truck, it was rolled onto the foundation and - for financing purposes - it is the SAME as a stick built home.   

That will let them know that someone knows you are there and will be reaching out to you soon.When I show rental properties to perspective tenants, I look out the front window when the vehicle arrives and text my wife the license plate number or vehicle description.

What if the market crashes again?

After the last crash, Private Equity companies were doing this with a flawed model so they saw great losses, these companies are trying to use a more refined model however I still see gaps, the big upside is if you gave people the option of using a well known brand like Redfin or using the stranger who direct mailed or cold called you, Redfin will win most of the time over for those who are on the fence or uncomfortable with the situation.

I was busy setting up my newly arrived family in Canada and just got my WiFi access!

So, it feels great to finally arrive at this point in my life to make it a reality.

The cost of waiting for the next tenant to sign up will be higher towards the end of the year when the holidays arrive and not many are out looking for new places...

The unit itself was about 6 yrs old, but brand new and had never been sold due to the market crash so we bought it from the builder. 

It kept crashing so I thought it hadn't posted.
