I can let you know if it's ever been inspected and what to look out for.MA real estate laws say that you can't rent to a family with kids under 7 unless you have a lead certificate on file with the state and the anti-discrimination laws say you can't not rent to a family because they have a kid under 7 (even if it's because you know there's lead paint), so they basically made it so that any rental with more then 1 bedroom has to be deleaded.

Oregon has very strict anti equity skimming laws.. if accused of that and found guilty they make you walk the plank.. along with civil penalties.when buying a pre foreclsoure it can be done you simply cannot:1. rent back to the family that is losing it. ( which I think is pretty stupid)2. you have to share profits with them and are limited to how much you can make if you flip the house.3. you have to be a licensed foreclosure agent to work with them or have one rep you in the transaction.

Not sure but I think CA has some pretty stringent anti equity stripping laws.. you may want to verse yourselves on those prior to sending out solicitations..

@Carly Franklin  be very careful on sub too in Oregon.. there are anti equity skimming laws that have some serious repercussions. our in your county sub too could work and father out... in the inner PDX area non starter.. unless property is underwater. which is rare these days.Attorney is not going to do anything a title company would do with the transaction other than you would want to talk to attorney about how you can get in serious trouble if these are not done correctly.

Having been in the foreclosure rescues business for about 20 years ( before the anti skimming laws made it all but illegal in our area).people that are in foreclosure will revert at an alarming rate..
