Yes, a quick cosmetic flip is the answer but in most markets right now, that is no easy task to find.If you do not yet know how to estimate rehab costs, then I recommend you learn that step first as it is one of the two most important items you need (the other being knowing how to evaluate the exit value (ARV).

If he works outs well, perhaps move to paying per task/job.I would make sure to have an independent contractors agreement (ICA) signed, ensure that he has insurance (at least liability) and get him to sign lien waivers upon payment.If he doesn't have workers comp insurance (and you don't want to get it to cover him), I wouldn't let him do anything that is "high risk"...

Just like a manager you assign a task to an underlying but you have to go behind them and follow up to make sure they completed the task In this case to me that would have been making sure an inspection was doneGong forwar I would suggest you find a PM who is willing to change furnace filters every month on a certain day.
