Have you checked all the adults that are potentially moving in?

The Trust is mainly because I have minor children and a special needs adult child so I do not want them to directly inherit without side boards. 

Mediocrity has crept into every aspect of business and society.In the 70's, when I was a young adult, excellent service was expected, appreciated and compensated.

Also with COVID with adults/children working/schooling from home increases water usage.

I ran some ads for adult foster care based on the layout and was pleasantly surprised with the demand in that area.

They have minimal or no "fix it skills" and are in the middle of developing an adults common sense.  

The occupants she is seeking to add are two females (one adult and one teen).

Just because they live in your rental doesn't mean you are responsible for mediating every time two adults have a disagreement.

At the end of the day, it was head shaking that an adult would t be able to figure out how a shower drain works. 

Adults learn best in person, and you can supplement with online, but that should not be primary.#2...Ask to see the training calendar...same thing...no calendar...then you have to question if it will happen and when.#3...Ask how much it costs...especially when you are new and perhaps don't have significant real estate revenue stream.#4...Ask their expectations of you?
