@Chris Seveney I was going to suggest notes as well... but it looks like the OP does not understand them and is like many other invesetors that don't understand how banks work.and only understands the basic buy a rental put a tenant in it and love it..both work and can work... most of my clients that buy notes tire of being landlords for X amount of years and just want to clip coupons.

If the cabinets are not in great shape, it doesn't cost that much to replace them with new (check out HD or Lowes and grab a 20% off coupon), and it will pay off in the end when your kitchen sparkles.Same goes with baths.
