I am working on taking out a 2nd mortgage with a Credit Union.

IE a national bank you have an existing relationship with, a smaller local bank or credit union, etc?

We have a lot of investors we work with here, and our military presence helps to take care of our rental market quite nicely.

I would start calling smaller banks and credit unions that may be portfolio lenders as they may be more flexible 

From what I have seen while looking at sample tapes, FCI exchange/other websites, and other comments; is that performing notes cannot be bought with that much of a discount (but I haven't seen what local banks/credit unions provide in their pools/tapes).

@David Lichtenstadter Thans for the reply, I have been browsing a broad range of jersey ( union, sommerset, middlesex, bergen, essex, passaic and morris counties ) I know that is quite a lot, however I am not extremely set on one area yet.

My late start is somewhat justified as I as military for 25 yrs of my life and was never stabke enough in one place. now a retired at a young 46 , I feel I can secure a greater retirement much easier than the measly 2k monthly pension that came at the end of all that serive and risk!
