I'm still definitely a "nubie" but the way I have started is by driving my home town, looking for "distressed" houses (houses that obviously need work, overgrown yards, mail/newspapers piling up, etc.) take down the address, look up the owner info on your county assessor's website, then direct mailing these people that I want to buy their house.

You might investigate the use of birddogs here on BP before you advertise, but if you are compliant with your business, just run an ad in the newspaper, post it up at the local unemployment office and see what happens!

In CA, many people would pull the Notice of Default information from newspapers that publish legal notices, called adjudicated publishers.

Started out in business with my newspaper route when I was 8, a year later figured out I could have other kids work for me and pay then $20-30/wk and keep the other $70-80.

I'm mainly looking in the upper peralta (coolidge, macarthur), lake merritt, and the oakland/berkeley city limits (telegraph).
