The Department of Housing and Urban Development reports that the homeless population grew 0.3% this year, a second annual increase after seven years of declines.

I personally know people that grew up in communist countries such as the Soviet Union, Romania and Poland. 

Too funny  since I grew up selling timber and Ranch land in northern CA  and was a logger for a decade in Oregon.

I would try to work with the tenant and make a payment plan to get the higher deposit or increase the rent to market value (If your market support it) and not asking for extra deposit.I have a 7 month old puppy in my own house and when she was younger she did some damage (Chew some drywall and trim (But she's still cute :) )) but she grew out of that phase.

I grew up in a big city so long commutes (i.e. 1hr +) is normal for me.

If residential grew up all around it then might not can use as commercial again.
