With 50/50 funding, you are probably OK, because with 50% down, you could get a non-recourse mortgage - assuming the property is in good enough condition to meet lender criteria.With respect to the associate, he is simply a vendor and an expense of the transaction.  

i personally would not invest in condos but if you run the numbers and your spread is good enough.. then you just have to make that call yourself

I have to find good enough, hold longer term, and now 10 years later getting ready to do another 1031, into better cash flow.
