I also was going to stop transfer of up front fee's of 1.5%  $1725 while still on hold with of course and out of the Country so called investor.

I train people all over the country on this and tell them that if they bring me a deal that makes sense, there's a 99% chance I'll fund it myself.

If you do it right, it’s statistically the best market in the country for cash flow.I cash flow $100k a year off 23 doors and have built a ton of equity in a short amount of time.

If your wife is inheriting multi family properties in multiple countries my advice would be to study up the best you can on property management so that when the time comes you have the knowledge and tools to hire a quality property manager for those properties.

As soon as you buy a property it will begin to drop due to credit usage, but that's ok... that's what it supposed to do.Unfortunately in today's rate environment it is difficult at best to find good deals in about 95% of the country.

Does anyone have experience with out of country cosigner?

We are on the Eastern shore of Maryland as well :) We run the local REI (Delmarva REI) and have meetups once a month in Salisbury MD.
