We have vacationed in this area for the last 9 years, infrastructure is building, and teardowns and renos are rampant. 

This does not align with buying most buildings in cash.Once you progress in your investing efforts you may come across more UHNW individuals, family offices and institutions who would take the lower return for limiting risk (all cash deal).

You're better off focusing on specific markets, specific neighborhoods, analyzing numbers, and building an ideal buy [box].

But my experience over the last 10 years of building new homes is that NOTHING comes down might stay the same but will rise almost annually Like Cement always goes up in Jan. 

I'm building some currently (so obviously I think that works). 

.: We just this week bought a 6 unit building in a top notch suburban school system for $615,000 with gross rents of $4615, but to make the deal cashflow (barely), had to raise the gross monthly rents to $6570 on 4/1.

I completely agree that personal interaction can go a long way in building rapport with guests, especially when you're trying to create a memorable experience.

IF it is a real problem, then yes, fix it.I would build a fir-in wall out of 2x2s and insulate it heavily (Rockwool comes to mind https://www.rockwool.com/north-america/) There is also drywall that is made for this.
