As long as you are on the loan, on title, and live in the home for 12 months minimum, then your non occupying coborrower can qualify for 5% down at owner occupied rates.

You can mail them any of the following A letter explaining who you are and what you can do for them.A calendar with your picture and contact information on it.A bottle opener keychain with your contact information on it.A pen with your contact information on it.The area you choose as your target area should be a neighborhood that a lot of your social media friends and followers live or do business in.

Anything to make living there a nuisance. 

Reason being is that I'm not a US citizen and I do not live in the US. 

I have been living OOS and doing all my biz for the last 10 years there.

We all invest in real estate in order to make money, and keep in mind that someone who can only afford to live in a mobile home and seller-finance to buy the land is probably tight on funds. 

Guess my question is this — where will these employees be living/trying to live?
