I had an elderly woman pass away last year and her granddaughter called to let us know she would come pick everything up and clean the place.

No tenant wants to acquire a rental AND a mother...that's why they're renting and living on their own.Please keep peace and harmony by reminding MIL that she is a vibrant, independent, good woman who has earned the right to a fuller life of her own - while being close enough to the family for great visits and holiday celebrations.Bottom line: Hard to overcome stupid...please let MIL retain that sole title.

Another older woman and older couple were quite different...they could have cared less, kinda thought it was fun....We're the same - just sit on the porch, drink beer and watch the sky light up...I don't offer partial refunds without being asked and it didn't come up, so no bad reviews or anything, I just want to take good care of guests.

The contract has now been voided and I have given her notice.I went to post on Facebook the rental property and some woman was saying my property has electrical issues and mold and my tenant was saying this on her Facebook page.

Woman calls and says their current location (15 minutes away if you're driving at 3AM, 40+ with traffic) and they are in traffic.

Whether it is a woman alone by herself or someone who leaves there clothes in a machine and comes back later. 

I don't know who this woman is, touting this idea, but I find it akin to jumping over dollars to save nickels.

Also, consider getting a male friend or brother and do the talking, it has been my experience (at least down here in South Florida) that contractors tend to give higher prices as they know most woman don't have an idea of repair costs and won't negotiate prices for the lack of knowledge.Good luck.
