They should be your partners in this.Nothing upsets guests more than an unclean room.

I'd HIGHLY recommend you doing a pet deposit and pet rent, if you're torn between making it non-refundable or not, I'd suggest going with nonrefundable, and if obviously no damage was done, no one will be upset getting extra $$$ back!    

My apologies for this but philosophically speaking, only the insecure companies that lack performance would get upset and their panties in a tangle over my post lolFacts are factsPoor online presence with amateur websites.Poor online reviews from landlords and tenants.Even jail time for committing government fraud.Toledo has seen quite a bit of these shady operations over the years and is notoriously known for some bad actors.For example, just going through a scenario now where a landlord is transferring 10 properties to us from an "established" PM in town and they are providing us with wrong tenant info and aren't paying monies owed to the landlord...And these guys are "born and bread" locally and have been in the PM business much longer than us.Off the top of my head I know of 4 such PM companies in Toledo.When someone wants to leave our PM company, we happily and quickly abide to any request made.If you can find and do better elsewhere, who am I to stop it.I have the same mindset not just in business but in personal relationships.Not saying all are incompetent and I believe the newcomers to be genuine.But standing the test of time will tell.Here is to a great 2023 for all 🙏Wishing everyone much success 

I knew this would be upsetting to him but thus far I've been good on all my payments, I fronted materials + first draw before work ever began, I paid other draws and change orders before work was even completed despite the awful communication, delays, and just blatant disregard for deadlines, timelines, and tenants.

Guru's have plenty of knowledge but its the product cost is what people get upset at.  

It looks like the bank started the foreclosure process for the HELOC, but was - assumedly - stopped by the CARES act, whereas the second position lien, the business loan, was allowed to proceed since it wasn't a home loan.The goal would be to win the auction (it's in an upset period, but no one has bid on it yet, concerningly) and then pay off the HELOC with hard money, and then refinance.

My wife stayed in an AirBNB in France where the owner was very upset with my wife that she didn't notify here when she left at the normal checkout time.
