Having a mastery of your trade and being able to impart what sets you apart from others may be how you get new clients while both THAT and the numbers, your results from your entire effort, are what you are going to want to show to a person, or institution, who's considering lending you money.That you are prepared with the numbers and records reflecting what you've done to get you to where you are today combined with a stable plan as to where you are going, matters most.I'd do most of the initial shopping on the telephone so that you can get a feel for everything that's important to understand and important to present.

Meeting with the other two and hearing the stories of getting punched from both of them, and the neighbors statements that it used to be a quiet house until they moved in resulted in just not renewing their lease.That being said, while they were written up on a month-to-month lease from the previous owner, it was a 1 page double-spaced lease that essentially said, 'This is the lease that allows [Tenant], reachable by [Telephone number] to reside at [Address and Apt#] provided they pay the monthly rent of $[Amount]. 

I suggest not using metal stakes (those can cost $0.50 each) and instead tape the sign to the signal or use roofing nails to put it on wooden telephone poles.

@Emanuel Monteiro it’s not exactly clear why you want to connect to an investor doing wholesaling in Massachusetts or Rhode Island, but my guess is that you want to do so as a source of off-market deals.If so, I would recommend 1) local real estate groups (they often meet at least monthly and have wholesalers of all experience levels), 2) check Craigslist to see who I see is posting “we buy houses” type ads, 3) call on “we buy houses” telephone pole (aka “bandit”) signs, and 4) Google “we buy houses yourtown” (and variations of that theme) and see who comes up.Keep in mind that a wholesaler’s main concern is “will this person CLOSE or are they going to back out at the last minute and leave me hanging?”

POF  a real one what ever the purchase price is who ever is entering into the contract should have that amount in their personal bank account or a very good POF letter from a lender that is local and you can telephonically verify.2. 

I have talked to the people at the courthouse (go in person) and they were extremely helpful but not so much via the telephone (seems they get lots of calls and have been coached how to be vague).

Mortgages aren't the Titans of Detroit that cars once were, and I have no personal material or financial interest in Detroit aside from (obviously) lots of telephone-only colleagues there, but it is one area I will be watching for a "repeat" of what can  happen when too much business in a metro area is concentrated in a single industry. 

But, I go knock those that I can't reach via telephone.
