Hey Nate, All students in the property are on 1 lease. 4 students in one SFR, the other is 9 students in an SFR (which has 8 beds and 5 bathrooms).

Mobile homes can cash flow pretty well as long as the park fees aren't too high.In the Central Valley nice mobile homes sell for $60k and up, and section 8 can fund it, in Fresno a section 8 voucher for a 2 bed unit will pay up to $1604/month.

Goal (in order of priority): 1) Convert upstairs of detached storage unit in back into 3 bed/2bath (for the downstairs, keep as garage on one side and rec room on other side), 2) convert detached garage in front into 1 bed/1bath for our grandma, and 3) eventually add a prefab home on the lot.From our research so far, I believe we'll have to do an SB 9 lot split in order to legally build all structures (but we're not sure if we want to do this now, or just convert the back unit into an ADU first then do SB 9 later).

Needs some love for sure but has great bones with 3 beds 1 bath for one unit, 2 bed 1 bath another unit and an unfinished basement.
