Average household value in my state/area is about 750k and I would need to assume a little over 350k of the rest of the mortgage bringing the monthly payment to roughly bout 1500 which is easily doable with my income.

It's normal to see these hitting between 80-90% LTV, but in the current climate I wouldn't expect many lenders to be doing a full 90% LTV loan, but 85% seems doable.

They would allow covering it up which might be doable with a heavy residential or commercial wallpaper but repainting by a quality and qualified contractor would probably be too expensive.

Doable in certain pockets where price are stable and or only go up..Given the volatility of the market at the moment you may have to hang on a bit longer to have enough meat on the bone to refi and get a substantial amount of capital back..There are still deals out there that are 90% of peak Feb-March.
