There’s a strong demand from investors who specifically seek Section 8 properties for their reliability, so it can make the listing more attractive to the right audience.That said, managing Section 8 properties isn’t completely hands-off.

Challenges we faced were dealing with the slow summer months so we decided to pivot to mid term rentals and did very well!

I think you have the basics of meeting partners and people to work with in your local market and seem to be well on the way with two deals going already so big congrats there!
