I spoke to my lender and they advised me to wait a year or 2 before applying for another mortgage since I just purchased my primary residence.I was thinking of looking into a Hard Money loan instead of traditional lending in order to start this project, in hopes of selling the property once fixed and paying off the loan.

Meanwhile, the buyer remained patient, saying he was willing to wait.

Or do I wait 6 months for rates?  

Perhaps PREIT would've been better served waiting for some tenant commitments before branding the mall the Fashion District.

At this point I think you wait until the end of the lease and see where things are at.

Sounds like the Buy here pay here car dealers that get a large down payment , wait for the customer to default , repo the car and sell it again . 

In this case I would just wait for her lease to end and then get work done and show the house.

That being said, if you buy right in Lubbock, things lease up FAST and it is known for being much easier to assemble a portfolio of cash flowing properties here than in many other markets.If you are willing to wait for the right deal and purchase based on the numbers alone, you can still find deals that will work well for your strategy.

I would recommend waiting until at least the last week before the sale to avoid researching lots of properties which never end up going to sale.
