Buying a turn key rental, in an area you know or knew well, with a property manager you've met and trust, in an area that is large enough for you to have other options to find contractors and property managers? 

We've had her for 10 months, she was quiet, kind, when she had an issue with the apartment she would let me know and I would come fix it.

If not, I most definitely would reach out to the tenant, introduce myself and ask if they are going to be out by the 31st or the 1st, I would communicate  to the tenant as if I know they were told they are expected to leave, otherwise you may find they "do not know" they need to leave even if they actually know they need to leave....In the case they claim they are not aware they need to leave, you would need to follow the laws in the state you purchased the property, usually you can find that info on the states judicial branch or speak with a landlord tenant attorney. 

Find someone you know, like, and trust, then partner with them on a deal.This doesn't have to be an existing investor.

I know it's not "set it and forget it" but I am not understanding how working in Pricelabs means more than just lowering prices or raising prices.

There was even one exceptionally kind Bigger Pockets member that seemed to know a lot about health and physical activity that we even chatted on the phone afterwards and he gave me some good pointers.  

You want an accountant who can help you strategize and who is responsive when you want to know the consequences of the financial decisions you are making throughout the year.Good luck.

So I know she is looking but she told me she was not moving yet because it takes a long time to find another unit.
