Does the landlord take care of them, or do you as the tenant take care of them?

How will the entity structure advance their objectives in a landlord tenant matter?

This is what I typically use for my SFR direct mail campaign to landlords. but if you are targeting multifamily more likely they will have tenants in place, so that statement is not as powerful for your audience as it is for SFR landlords, that sometimes is hard to sell a property with Tenants in placeI hope that helps a bit

I have been a self managing landlord for 20 years and I live pretty close to your area.

Creating an LLC for every single property is unscalable and there has never been a time when a landlord would lose all their property from a lawsuit.

That is the benefit to the landlord, and the disadvantage to a month to month tenant... rent can be changed at any time.

@Yixiong Panin our opinion, it depends on the Property Class/Tenant.Class A: most people can DIY manage and learn what they need to know on the fly.Class B: A bit harder, takes more time and there's more risk with maintenance and tenants.Class C: should only be attempted by EXPERIENCED landlords!
