My plan is to [airbnb] hack the master suite in the very nice home I currently own until my unfortunate (but necessary) divorce is final, and the home is sold, at which point I will have the capital to start phase 2 of my plan.Phase 2 is to purchase, refurb (and hack) a multifamily home in Sacramento with as much leverage as possible as long as the numbers still work.

I will say that phasing in from black to SS is much easier aesthetically than white to SS.

Hello Bigger Pockets Fam,Right now I am about to sign for my first PM in Jacksonville, FL.I was leaning towards HomeRiverGroup, but upon my final phases of research and reading their binding contract, I am having second thoughts. 

What they said ^^^^..... in addition, I would see if the current owner has an enviromental report (phase one or phase two). 

You would have to figure out financing with a construction loan, confirming with the planning commission that they would approve of your project, and go through the design phase before talking to the planning commission....

We are in the latter phase of the current economic cycle, so be careful of maxing your leverage. 

Process in CT is different from NJ (we don't have a memo phase, go straight to offer agreement).
