Even if these people knew they could rent an apt for 650 a month just outside detroit in a much safer and cleaner city, they would probably still elect to live in detroit.im not a big city guy.

Not sure how you were going to treat the profits in the other arrangement as to taxes, You'll have profits here.This is just cleaner IMO, no involved partnership/syndication agreements, basically a note and deed of trust a sale agreement and a re-purchase agreement.

You could probably clean up the mold with some bleach, but if he never cleans the bathroom, it will keep coming back unless you provide him with maid service.Still, if I liked the rest of the building, I would have modified my offer to make it contingoent upon the long term slob being gone.Then I would have cleaned his unit up, gotten rid of the mold, painted, and obtained a new tenant that know what a bottle of cleaner was used for.
