(I would not take a verbal “extension” to court to begin with, but especially with that clause in the written contract.)IMO (if your written contract supports the above,) you may reasonably be able to claim up to a month (unless you get a replacement tenant sooner than that - than the actual prorated loss) in court.

My thinking is that paid off [especially sooner] seems smarter so you have no debt and 100% cash flow.

I say get a nice car sooner lol. 

Even though you may not appreciate your home will CF same as a CA home but it will be paid off much sooner.

I'd prefer to travel in the summer anyhow, so maybe the trip will be sooner than later!

I've met one of my business partners at the gym- he's one of the most well known licensed GC's in my area.

It will be vacant for much of the winter months its only 4 years old I built it.Master on the main.. 5 bed 5 bath  fully furnished with nice stuff.. basement with full gym etc.. 

She said she would be out sooner if she could find a place sooner.I’m sending the new notice tomorrow but wondering about partial month payment.Thanks!

We added recess lighting, got the laundry inside the house, converted the extra room into a gym and also painted the whole house including the tiles in the bathroom (since me and my girlfriend were experts in painting from all the experience we had from the back house).

I work over nights so I got about 10 hours of podcasts 6-7 days a week to work with ANY suggestions would be great as I am starting to run low I feel my first property IF I can cut any risk out via making huge dp, or picking the minds of people that have been there and done it so to speak will put me miles ahead of the guy that just takes about it:) sooner or latter the right deal will fall into my lap and I will run with it P.S.
