As such I pay my bills with todays income not tomorrows.When I sell if there is gravy it's a pleasant bonus. 

Partner A: Should get 30% of the cash flow.Partner B: Should get 70% of the cash flow.I weigh "all the work" as around 20% of the cash flow, as a bonus.

Faster you work the faster you get paid and we give bonus deadlines to him now where he gets a bonus if project is done before deadline.

@Steven Mitchell   Hi Steven have you tried to offer a bonus to the buyers agent that may help as well.

So some quick numbers:-Reno cost $8200 (i did most of the labor)-combined income 50k (w2 married 2 kids)-sell price est. 100k (comps between 100-115k) and 100k is me being generous because most of the comps are not renovated. 

You're very generous to offer 50% for someone who is just a project manager.

If I could sell any of my properties for that Zestimate, I'd buy new furniture as a bonus to the buyer :D 

@Steve BoianelliAssessing a late fee levy on the 10th of the month (1/3 of the way through) is very generous of you - we assess ours of the 4th for first time / infrequent offenders and on the 2nd for repeat offenders (2 or more times in 6-months).
