So some quick numbers:-Reno cost $8200 (i did most of the labor)-combined income 50k (w2 married 2 kids)-sell price est. 100k (comps between 100-115k) and 100k is me being generous because most of the comps are not renovated.

@Steve BoianelliAssessing a late fee levy on the 10th of the month (1/3 of the way through) is very generous of you - we assess ours of the 4th for first time / infrequent offenders and on the 2nd for repeat offenders (2 or more times in 6-months).
