Hi All, I am looking for some pricing advice on a fully furnished apartment I have.

Amazon is building a 2.3 million (yes, 2.3 million) square foot distribution center.[4] Home Goods, a national home furnishing retailer, is set to build an 800,000 square foot distribution center.

Sure there are plenty of hurdles and head-scratching what-if's to work through, but I love the idea of furnishing homes that the tenants can truly afford, and not because they're white-collar DINKs  or it's a household of 8 crammed into a 2-bedroom apartment.

I charged 10-15% higher than what I would have gotten on a regular tenant as well as them taking utilities and furnishing (like a normal tenant would).

I think I found a good 2br/2bath unit, furnished with a long canal/bay view in a 10 unit complex.

2 the market is fairly saturated for furnished rentals up there so competition will be high. 

We recently added 3 AirBNB vacation rentals in Costa Rica to our investment portfolio, and my advice is to consider:1 - all potential expenses (it is higher than you might think for AirBNB, depending on location, upscale or not, outside management, etc), especially start-up furnishing expenses2 - high and low seasons because occupancy may not be consistent throughout the year.
