Depending what state you're in there may be an app/website to go to and review.

I have another one under remodeling that I plan to do as a short term rental (no experience yet, but this house is next door to my home).I have a dedicated website that I maintain myself where I publish the details, applications etc, also list it on zillow and do the screening through mysmartmove.

I would jump on her website, and listen to her podcasts/webinars.

Either my calculations are wrong, or the numbers on Redfin are wrong ( I am very suspicious of the home insurance that they show on the website), or I am in the wrong market. 

You can set up an LLC by going to the Secretary of State's website in the state where the property is located.
