So, I ended up increasing there rent from 950 to 1100... contract signed, took effect 10/1 .. section 8 already paid a portion of it $1050, she owes remaing $50... anyway.. after they signed the contract a week later they sent me an email giving 60 day notice and are planning on moving out 12/1   ughhh

Mail out flyers is the best way.You can drive around the area that you are interested and see if it looks abandoned and find the owner.It's off-market so it means a lot of manual work on finding them. do a simple internet search and you will find many ways.

The numbers look good on paper and I still get their emails - one of them said "stress free ownership".

And mail the return on last day of extended due date. 

Interestingly enough, I just got a piece in the mail today clarifying my cancellation of my policy from State Farm.

Find markets where if you're all in at 75% or better, you'll cash flow and then go find deals to where you can be all in at that LTV (i.e. purchase plus rehab)  Direct mail works. 

Seems like Google doesn't partner with AirBnB like they do VRBO, booking.com, and others so that means my property won't show up as a vacation rental with the "check availability" booking link on google maps or google web search.

So the good news is that there are currently two full-amenity condo buildings in/near downtown Chicago in prime A+ Class neighborhoods that allow short-term rentals: 545 N Dearborn and 30 E Huron.
