I think the angle they will go with is the contrast between repairs, and improvements (which I'm trying to figure this out and I guess they are different?).

Some in this thread may not have 5 rentals, I doubt anyone has 50, in contrast I collected over a thousand notes, with one accountant, payments were due on every date!

So in that contrast they LOOOOVE this place.

As a contrast, I just closed today on one in Phoenix in a decent family neighborhood that I picked up for $184,000 needs $30,000 of work and the recent sales down the block went for $293,00 and $310,000.

I would not hesitate to rent to the disability organization that houses one of my relatives in NJ because they are a long established with history working with disabled adults as they age out of childhood programs however contrast that with a brand new organization with no other homes would be a hard no.
