How does it affect value and rentability, compared to standard architectural shingle roofs?

New 35-years shingle roof, Freshly painted, New Electrical Fixtures, New Kitchen, Update Bathrooms, New Water proof vinyl flooring, new garage door, new AC, Updated Electrical Panel, New Water Heater, Foundation repair, landscaping etc.What was the outcome?

About a month ago I noticed some slate shingles had slipped out of place.

Which appraises higher: old slate w/ some repairs, or brand new shingle roof?

I think there are some relatively simple ways to see whether there are structural and electrical issues, similar to how you can normally see how many layers of shingles may be on a roof, I think if its a few hour course it can cover those things.

The Roof was replaced in 2022, with new shingles, ice and water shield, and flashing.

We changed out floors, new paint, added a garage door, and repaired shingles on the roof.

this is not "warranty". this is buying and closing on an unfinished piece of construction which I imagine is "accepted" as-is at closing. warranty is when the roof that was installed leaks or get blown off by the wind because the shingles weren't nailed down properly.

Look at the type of shingle is it an architectural or 3 tab.  3 tabs are usually older, if it is a 3 tab are the corners starting curl.
