I have clients who bought pre sale, 20% down, but now can't qualify for the mortgage as completion approaches (they came to me after buying and we will make it happen, but they were close to assigning) and with the uncertainty, private investors aren't as willing to lend, even with solid equity in the home, not to mention the private lenders are drying up as they did a lot of lending on the private builds that were booming

Assuming the claim won, does anyone ever able to collect money from tenant either through their pay check deductible, debt collector, get arrest warrant for non-payment ..... etcI guess tearing up the carpet, put a new floor/carpet on, cleaning fee, wall damage, I am also planning to charge her for breaking the lease (charge 2 months, is it reasonable?)

There is no indication of an economic "bubble" related market collapse in the next 12 months. a few of the metrics I track are indicating a potential move in 2019 from late expansion phase into the boom/peak phase of the business cycle.

Besides if now days there are so many deals everywhere with this boom of people offering classes and seminars that brainwash you and promise to make you rich overnight investing in RE; why not just go get the houses where they know they can find them and buy them, instead of posting signs to buy houses???
