We always check smoke alarm batteries and filters, and one of our longer-term tenants now actually leaves post-it notes around the place saying, loose closet door, or wobbly fan, and we fix anything minor that we can take care of while there.  

Create a whole battery of these types of questions and take copious notes.

A way to keep an eye on the property is to perform routine maintenance like changing the filter in the furnace (which a tenant will almost never do on their own) and changing the batteries in the smoke detector. 

It's all battery powered except for the base station which has a battery backup.

Oh yeah; put fresh batteries into the thermostat if they need these.It's a whooole lot easier to do these things when the units are empty than when you get a call in the middle of the night.Gail

Think marketing fees, credit card fees, house visits, toiletries between each guest, batteries, light bulbs, propane refills, etc.

I do periodic maintenance - like checking/replacing A/C filters, smoke detector batteries and any other routine maintenance.

Seems like you ought to be telling US what results you get rather ask us to predict your future.My crystal ball has an old Ray-o-vac battery and is leaking some kind of fluid so it's up to you, buddy.

We use it for our tenants to remind them about changing the filters, or checking the smoke alarm battery etc.With the outside services, you can also track who reads the emails.

However, it's good for you because it will keep the PM on their toes, knowing the tenants could bad mouth them to you while you are putting new batteries in the smoke detector LOL!
