I've been attending local meet ups and they're extremely helpful talking to people who have a deep knowledge of local markets, especially San Francisco and San Jose. 

What you’re trying to accomplish is possible but circumstantial, what I mean by that is you’ll have to review the lending paperwork to see what events change the course of your traditional loan.

Calling gas when they believe they smell gas is a desired event. 

The property is under their name but I’m thinking of moving it to an LLC (they would still be primary owners of LLC)z  Any strategies anyone would recommend to do this without creating a taxable event?

I’m pursuing my first investment property and I’m a bit unsettled after recent events with my Realtor and their team. 

Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.

My biggest suggestion would be to find some local meetups (https://www.biggerpockets.com/forums/521-real-estate-events-...) and introduce yourself to the host. 

I have looked up building companies in the area, joined Facebook groups, posted on Linked In, searching the MLS, and have a networking event coming up.
