I think most adults prefer the elongated bowls but I'm concerned about installing a tall toilet for a rental.

The image that you have of some hippie bum with no job simply doesn't match the pot-smoking population at large - responsible adults don't let you know that they smoke weed if they don't want you to know.

It is a family of 3 adults and 2 children.  1 full bath and 1 half bath.

I have no problem getting year round contracts with older students, working adults, and especially grad students who know how to manage money and understand the value of reducing debt projections for coming out of college.
